PRESSR: Ripple expands its digital asset custody presence in the Middle East in partnership with ControlAlt.
Dubai, UAE: Ripple, a leading provider of digital asset infrastructure for financial institutions, today announced a strategic partnership with ControlAlt , a leading tokenization infrastructure platform . As part of this partnership, ControlAlt will leverage Ripple's innovative institutional-grade digital asset custody solutions to support the Dubai Land Department's real estate tokenization project by providing secure and scalable custody for tokenized property titles in Dubai, issued on the XRP Ledger.
Following its announcement last month of its participation in the Dubai Land Department project, ControlAlt has become Ripple's first major digital asset custody partner in the UAE, indicating the growing demand in the region for secure, regulatory-compliant digital asset infrastructure . Ripple continues to expand its global digital asset custody network, now encompassing a broad customer base across Europe, the Middle East, Africa, Asia Pacific, and Latin America.
In this regard, Rhys Merrick, Managing Director of Ripple Middle East and Africa, noted that the Dubai Land Department's real estate tokenization project is a perfect embodiment of the pioneering and innovative initiatives that reinforce Dubai's position as a major hub in the global digital asset industry. He added, "This is the first time a government entity involved in real estate registration in the Middle East has initiated the tokenization of real estate titles on a public blockchain. The Dubai Land Department's selection of XRPL is an encouraging step, strengthening confidence in its potential as a leading blockchain application for important financial uses." Merrick also expressed his pleasure in collaborating with ControlAlt, which has selected Ripple's advanced solutions for institutional digital asset custody, to support the completion of this pioneering project .
It is worth noting that ControlAlt recently obtained a Virtual Asset Services Provider license from the Dubai Virtual Assets Regulatory Authority, making it the first licensed provider in this field to offer issuer-related services. This regulatory achievement is a pivotal step that formally links the issuance of digital tokens with the custody of real assets, enabling an integrated, regulatory-compliant tokenization process, starting from
Issuing assets, through secure custody, to on-chain transaction settlement and lifecycle management .
Matt Ong, Founder and CEO of ControlAlt, said: “As the entity responsible for providing tokenization solutions within the Dubai Land Department project, we at ControlAlt have extensive experience in financial engineering and digital asset infrastructure. Therefore, it was natural for us to partner with Ripple to leverage its innovative technological solutions for digital asset custody, contributing to this pioneering initiative .” He added: “This partnership with Ripple provides us with access to proven and reliable technologies that comply with the highest standards of security and operational efficiency. We are excited about this collaboration and look forward to expanding access to real estate investment opportunities in Dubai to a wider audience.”
The Dubai Land Department's real estate tokenization project represents a significant achievement in the development of the emirate's real estate investment and asset tokenization market. With this important step, Dubai affirms its leadership in building and developing a real estate market characterized by greater transparency, efficiency, and accessibility, contributing to expanding the investor base and enhancing operational efficiency . By tokenizing title deeds, the project also enables partial ownership, allowing multiple investors to jointly own a single property .
Ripple has seen significant growth in the UAE, particularly after receiving a license from the Dubai Financial Services Authority (DFSA) earlier this year, making it the first blockchain payment service provider to receive such accreditation. This momentum is further bolstered by its prominent partnerships with Zand Bank, which is also supporting the Dubai Land Department project, and Mamo, which will leverage Ripple's blockchain-powered cross-border payments solutions. Ripple's efforts culminated in the recent announcement that its RLUSD stablecoin has been approved by the DFSA for use as a cryptocurrency within the Dubai International Financial Centre (DIFC).
With its simple, secure, and regulatory-compliant digital asset infrastructure, Ripple is ideally positioned to provide financial institutions with the essential services needed to tokenize, store, exchange, and transfer digital assets. Furthermore, Ripple has over a decade of deep experience in the digital asset sector and holds over 60 licenses and regulatory registrations across multiple jurisdictions, including its license from the Dubai Financial Services Authority, which was granted in March 2025.
