PRESSR: Dubai's real estate market reaches a new peak with property sales for 2025 rising to AED 559.4 billion.

Dubai, United Arab Emirates: Dubai’s real estate market hit a new record high in October, with the total value of property sales for 2025 rising to AED 559.4 billion, surpassing the previous record set for a full year .

A report issued today by the real estate company " fäm " showed that last month witnessed the completion of 19,875 real estate transactions worth AED 59.4 billion, bringing the total number of deals for the first ten months of 2025 to 178,244 .

This confirms that 2025 will be another historic year for Dubai’s real estate market, following the previous record set for a full year in 2024, which amounted to 180,900 transactions worth AED 522.1 billion .

Data from DXB interact showed that apartment sales led sales in October in terms of both value and volume, with 16,238 transactions worth AED 31 billion, a 3.4% year-on-year increase in volume .

While villa sales fell by 36.8% in volume to 2,549 villas, valued at AED 15.5 billion, compared to October of last year, land purchases increased, with 399 plots sold for AED 11 billion, a 23.9% year-on-year increase .

The largest year-on-year growth in sales volume came in the commercial sector, with 689 transactions – a 61.7% increase compared to October of last year – valued at AED 1.9 billion. Meanwhile, the average property price per square meter rose by 6.7% to AED 1,692 per square meter .

In this context, Firas Al-Masdi, CEO of " fäm Real Estate", said: "There is no doubt that the real estate market is very strong in general, and globally, Dubai remains one of the best real estate markets to invest in, whether for the end user or the investor ."

New property sales from developers dominated in October, with 13,926 transactions totaling AED 38.7 billion, compared to 5,949 resales worth AED 20.7 billion .

Dubai real estate sales reached record levels during October, rising from AED 6.8 billion (3,300 transactions) in 2020 to AED 13.1 billion (5,400 transactions) in 2021, AED 25.3 billion (8,700 transactions) in 2022, AED 39.5 billion (12,200 transactions) in 2023, and AED 60.8 billion (20,500 transactions) last year .

The most expensive single property sold in October was a luxury villa in Jumeirah 2 for AED 220 million, while the most expensive apartment was sold for AED 155 million in the Bulgari Lighthouse Tower in Dubai Island 2 .

Properties valued between 1 million and 2 million UAE dirhams constituted 36% of total sales, while properties valued at less than 1 million UAE dirhams accounted for 28%, properties between 2 million and 3 million dirhams 14%, properties between 3 and 5 million UAE 12%, and properties valued at more than 5 million UAE dirhams 10%.
