Bulls argue that Lineage is a scaled cold storage platform that can turn operational fixes, tech investments and a stabilizing demand backdrop into steadily improving cash flow. Q2 gives that view some backing. Adjusted EBITDA of about US$320 million and AFFO of about US$198 million, or US$0.76 per share, support management’s decision to raise full year AFFO guidance to US$2.80 to US$3.05 per share while keeping EBITDA largely unchanged. That suggests better cash conversion rather than simple volume growth. Same store NOI still declined 2.9% year on year, yet the guided range tightened to a smaller decline of 3% to flat, which lines up with the “stabilization” message. LinOS is live at 14 sites with a clear target of 20 by year end, so the operational milestone is partial, not complete, but the company is tracking its own rollout path.
Lineage bear case focuses on oversupply and leverage
Bears worry that Lineage faces a long period of oversupply, weak same warehouse economics and limited equity upside because of high debt. Q2 does not erase those concerns. Same store NOI is still falling and throughput pallets are down 1.8% year on year, which fits the story of a pressured U.S. cold storage market even if the rate of decline is moderating. Warehouse NOI of roughly US$367 million is being offset by higher interest and admin expense, with core FFO falling to US$70 million from US$91 million despite healthy AFFO. Management’s own GIS outlook was cut to NOI down 4% to 2% for the year and the Big Bear fire is expected to trim about US$15 million of EBITDA. The target to bring adjusted net debt to transaction EBITDA down to about 5.0x to 5.5x by monetizing more than US$1b of assets shows leverage is still a central overhang.
