Even during wartime: UAE's Aldar Properties continues its expansion with hundreds of billions

Aldar Properties, listed on the Abu Dhabi Securities Exchange, is intensifying its real estate expansion in the UAE with the launch of the Saadiyat Marina project, valued at AED 100 billion ($27.2 billion), the latest addition to the company's portfolio of projects, which has expanded strongly in the past period in conjunction with record sales and increasing demand from international buyers, according to data from the company.

The expansion comes despite the war, which has had a greater impact on rental prices and existing projects or those with a near-term delivery date.

It recorded its highest annual sales in its history, amounting to AED 40.6 billion during 2025, an increase of 21% year-on-year, of which AED 35.5 billion was for its projects in the UAE.

International and resident buyers accounted for 77% of the company’s sales in the UAE during 2025, before their percentage rose to 88% during the first quarter of 2026, with sales valued at AED 5.3 billion.


What do we know about "Saadiyat Marina"?

The project spans a total development area of 6.4 million square meters, about one-third the area of the city of Beirut.

The company assumes the role of its main developer.

It aims to accommodate more than 58,000 residents upon completion, and extends along an 8-kilometer-long seafront.

It will include the largest marina in Abu Dhabi with a capacity of over 350 berths for boats and yachts.

It will include residential units, shops, restaurants and hotels, including two luxury hotels and an arts center with a capacity of over 6,000 guests.

The sale of the first residential units is scheduled to begin during the second half of 2026, while site preparation and infrastructure work will begin during the third quarter of the year.

The company has boosted its land portfolio in the UAE with a development value exceeding AED 120 billion during 2025.

The company continued to expand during the first quarter of 2026, adding land with a development value of AED 61 billion, thus expanding the stock of projects that can be developed and launched in the coming years.

In July, the "Yas Point" project was launched in the north of Yas Island in Abu Dhabi, with a development value of 6 billion dirhams.

Aldar Development, the real estate development business, saw its revenues rise 14% year-on-year to AED 6.5 billion in the first quarter of 2026, driven by continued project deliveries.
